Until all restrictions for travel and stay home orders are lifted, our hotel will provide limited service to all our guests and not all amenities might be available. These new policies will be in place:
-As requested by City ordinances all guests must wear masks while in common areas corridors, lobbies or public spaces at the hotel.
-For security reasons the hotel main doors are open from 7 AM to 1 AM Sunday to Thursday and 24hrs on Friday and Saturday. If guest needs to leave after that time, guest can use the emergency exit door. If guests need to reenter premises during closed doors hours, arrangements should be made before we close the main doors the night before.
-For guests staying more than one night, we do not provide housekeeping during their stay. Front desk can provide extra towels and bathroom supplies if requested.
-Our hotel is not prepared with appropriate equipment and trained personnel to accommodate and isolate guests or family members who have been exposed to Covid19, or work at a location with high risk of infections or are coming from regions in the country or overseas with high risk of infestation. To protect other guests in house as well as our staff we do not accept reservations from guests in such conditions. As requested by our insurer carrier, we must request at check in an affidavit from the guest stating none of those conditions apply to him/her or his/her companions. The hotel always reserves the right to refuse service.
-The O'Brien Hotel follows CDC and AHLA guidelines to clean our rooms and protect our guests from getting Covid19 infection while staying at our hotel. Yet, there are not 100% safe protocols to avoid infection. Covid19 viral infection and dissemination processes are still under investigation. Guest agrees making this reservation at his/her own risk and indemnifies and releases The O'Brien Hotel from any claim on this matter.
-By checking in at the hotel the guest acknowledges and accepts these limited services at the O’Brien Hotel during Covid19 pandemic.
1. Check in/Check Out Times and front desk hours
Front desk is open daily only from 9 AM- to 11 PM from Sunday to Thursday and 24hrs on Friday and Saturday. Check in is from 3PM to 11PM If a guest is not able to meet that deadline, please contact the hotel to make arrangements to either check in or to cancel the reservation at no cost provided they contact us through or phone number (210-527-1111) or sends us an email to [email protected] before the 11pm deadline to let us know they will not be able to make it. If the guest does not contact us, we will mark the reservation as a no show and the first night (or the full amount in the case of prepaid reservations) will be taken as a penalty.
Check-out 11:00 a.m.
2. Early Check in / Late Check-Out
Early Check-in/Late check-out is not guaranteed. It depends on availability. Please check with front desk the day of your arrival or your departure.
We provide limited breakfast only during this time. Breakfast items will be in the fridge at the room or provided by the front desk at check in. Items can be warmed with the microwave at the room. Coffee machine, creamers, toaster are at the lobby available 24 hrs. and it is free.

5. Age Policy
Guests must be 21 years of age to rent a room. Individuals 17 years old and younger are considered children at the O´Brien Hotel.
6. Room Occupancy and Extra Adult Policy
Maximum occupancy is 2 persons in a room with a king bed and 4 persons in a room with two queens. Extra adult available @ $15.00 plus tax per night. The people who can go to the rooms are registered guests at check in ONLY. All other people, or vendors or deliveries should be met at the lobby. Gathering over 5 people are not permitted.
7. No Smoking Policy
This is a nonsmoking hotel including common areas and the balconies. A penalty of $ 200 applies if this policy is violated
Rates quoted are per day and exclude applicable taxes. (Where required by law, rates and total package cost may include taxes) If you are exempt from any of these taxes, please contact the hotel directly and present all required documentation at time of check in. Your reservation has been guaranteed by CREDIT CARD.
9. Room Guarantee and Cancellation
Reservation are guaranteed by CREDIT CARD. The hotel will authorize the first night of your stay regardless of the number of nights in order to guarantee your stay. If you cancel within the cancellation policy for your reservation before 4 pm, the guarantee will be refunded. For prepaid no cancel reservation, no refund will be given in case of cancellation. Your room will be held until 7:00 AM the morning following your scheduled arrival date. If you do not arrive and do not cancel your reservation by the cancellation deadline, your guarantee will be taken as a penalty for NO SHOW. Using a debit/credit card to check in. In case of refunds holds may not be released for 72 hours from date of check-out or longer at the discretion of your card issuer. 10. Debit Card Payment Policy
The use of a debit card will initiate, at the time of check-in, an immediate deduction from your bank account. The charges that will be immediately deducted from your account are the charge for your full stay plus an additional $50 per night for any incidentals. Upon checkout, any unused funds will be credited back to your account. Based upon your bank, it may take 72 hours or longer to process this transaction to your account.
11. Cash Paying Guests
A credit card is required to reserve a room. Guests wishing to pay for their stay with cash will need to pay for their stay in full plus a $50 per day incidental deposit at the time of check-in.
12. Paying for Another Guest?s Room
If you would like to pay for another guest´s room, please contact the hotel before the date of check-in to receive instructions to fill out a credit card authorization. Otherwise your guest´s card will be authorized until a credit card authorization is given to the front desk.
13. Rest Policy. No parties. Non-Registered Guests
The O´Brien Hotel ensures the comfort and enjoyment of all our guests. Only registered guests are permitted to enter guest rooms, elevators and common areas. All guests must be registered at check-in. If a disturbance is created, as a result of a party or noise from a guest room, all guests in the room will be asked to leave the hotel, without a refund. If any damage is caused by cooking in the room, placing decorations, or damaging walls or furniture the estimated cost of repairs will be charged or a minimum of $ 200 penalty. Balcony Rooms: For the convenience of all guests, we recommend not to speak in loud voice or play music in the balconies after 10 PM.
14. Vending Machine, Soda Machine and Ice Machine.
They are available on the first and third floor. Please ask front desk about vendors. For the security of the guests, we don´t allow vendors or delivery person go to the rooms. Guests must come the lobby to meet the delivery person.
14. Pet Policy
The O´Brien Hotel does not accommodate dogs or any other pet. Only service dogs are allowed as granted by the Americans with Disabilities Act. The guest will be required to accept financial responsibility for any damage caused by the animal as stated by law. The dog must always be with the owner and cannot be left alone at any time. A violation will be charged with a cleaning fee of $200 per stay. In the event a dog begins to bark or is the cause of guest complaints, the guest will be asked to leave the room. Emotional support dogs are not accepted.
There is limited reserved parking available at the hotel. A specific parking space will be assigned to each guest at check in. The parking fee is $20 per day. A parking tag will be given to each guest to place it on the dashboard during his/her stay to secure the same space. The tag must be returned at check out or a penalty of $ 20 will apply. In front of the hotel there are 3 huge public parking lots with more 600 spaces to choose from. Rates vary depending on the day of the week and the hours. On weekends, in the surrounding blocks next to our hotel, in certain streets, parking is free. Check the signs. We recommend large trucks and large SUV to park in the public parking lot since it will be easier to maneuver these types of vehicles there. Just for your information. All hotels in the downtown area next to the Riverwalk charge for parking. We have one of the lowest rates in the area. For guests that prefer covered parking with security guard on duty, there are several alternatives a couple of blocks from us. Please check with front desk.
17. Luggage Storage
Luggage storage is available through the front desk. Hotel is not responsible for loss or damage of items left in storage.
18. Guest Satisfaction Policy
After checking in, please check your room and your assigned parking space. You have 30 minutes. If for any reason you are not satisfied, please let front desk agent know immediately and we will try to find a solution. If no solution is available, you can cancel your reservation at no cost to you. Otherwise your reservation becomes nonrefundable.
19. Customer Service
Please ask front desk for any help you may need about your stay at the hotel or any other information about San Antonio while you are here. We also recommend you visit the webpage www.VisitSanAntonio.com for events, mayor tourist attractions, restaurants and transportation. If for any reason front desk is not able to address any concern or request you may have about your room or accommodations, please send us immediately an email to [email protected] We will do our best to respond to you as soon as possible. Also, if you want to share any compliment about our staff or any suggestion, we will be very glad to hear from you.
For security reasons the hotel main doors are open from 8 AM to 10 PM only. If guest needs to leave after that time, guest can use the emergency exit door. If guests need to reenter premises between 10 PM and 8AM, arrangements should be made before we close the main doors the night before.
For the protection of our guests The O´Brien Hotel Hotels reserves the right to not allow the open carry of handguns or other weapons on the hotel premises or to request to leave or to refuse to check in to persons who may present a threat to other guests.
21. Right to Refuse Service
The O’Brien hotel is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws. The O’Brien Hotel has a zero tolerance policy in which we will refuse to admit or refuse service or accommodation in our hotel or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by the State of Texas and the owners for the operation and management of the hotel. The O’Brien Hotel will refuse service or evict a guest: for refusal or failure to pay for accommodations, is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children at all times, seeks to use the hotel for an unlawful purpose; seeks to bring into the hotel: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to hotel property, guests or employees; causes or permits persons to exceed the maximum allowable occupancy of room, refuses to abide by the reasonable standards or policies established by The O'Brien hotel for the operation and management of our hotel.
